As we are solicitors then your HIP will be produced via The Law Society thereby providing you and your buyer with the assurances The Law Society can offer. *** The new name for Stamp Duty. This a tax payable to the Government on all purchases of land or property, grants and assignments of leases or transfer of property or land. Duty is payable on all transactions which exceed £125,000 at the following rates:
f you are purchasing a property in a disadvantaged area then the minimum level is increased to £150,000. You can check by going to HM Revenue & Customs’ website and inserting the postcode of the property into their search facility. As a purchaser you will have to undertake searches against the property you are purchasing, pay a surveyor and/or valuer, pay building society fees, pay a Land Registry fee and possibly stamp duty land tax. As a seller you will have estate agents fees and mortgage redemption fees and in due course HIP costs. If you are both buying and selling the process can be expensive and we therefore have kept our own legal fees at a competitive price. Interactive law tracker service The Land Registry are actively progressing the eventual implementation of e-conveyancing. E-conveyancing will enable solicitors to keep abreast of developments and progress within the chain via their security protected computer links. Presently we are only privy to information and progress reports from either your buyer’s solicitors and/or your seller’s solicitor. We do not have access to information regarding matters further up or down the chain. With e-conveyancing solicitors will be able to conduct transactions and monitor matters on all property’s within the chain, thereby ensuring you are fully aware of how matters are progressing. With an interactive tracker service we can provide you with comprehensive details as to how matters are progressing anywhere in the chain, such information to be provided via internet links should you wish to receive information this way, 24 hours a day. As a fully interactive firm we can currently provide you with information via e-mail, text message, telephone or letter and eventually via the interactive site. Whichever is most preferred by you.
From June 2007 if you are proposing to sell your house then you must arrange for your solicitor to prepare a Home Information Pack. This has to be prepared and finalised before you can put the property on the market with an estate agent or privately. The content of the pack will include searches, planning permission and building regulation documents, Property Information Form and Fixtures and Fittings list, NHBC Certificates, title deeds, Lease, Energy Efficient Report etc. Matters are still under review as to the exact contents of the HIP and trials are beginning shortly. It may no longer be necessary for buyers to undertake the expense of searches themselves, this task will fall on the sellers. Come June 2007 your solicitor will be your first point of contact if you wish to sell and as we have invested in new and revised technology we will be able to provide your HIP in conjunction with The Law Society.
